Senior Campus Rezoning Update

St. George’s School has proudly been part of the Dunbar Community since the School’s founding in 1930. The original campus, located in the Mathers Farm House in the 3900 Block of West 29th Avenue, was replaced by the current Senior School in 1965, and the Junior School (formerly the Convent of the Sacred Heart) was added in 1979. The School, like Dunbar itself, has grown and evolved over the decades. The School has always remained steadfast in its commitment to being at the forefront of boys’ education. As the world continues to progress, the School is re-imagining the future of education to ensure that it will remain prepared for the students of tomorrow. While we may not know exactly what learning will look like in the future, we do know that spaces must be flexible, adaptable and encourage collaboration and connections to the outdoors. New buildings also need to strive to both minimize their environmental impact and, at the same time, educate students about the importance of environmental stewardship.

As part of the campus review process, in 2011 the School audited all of its facilities to ensure that they will meet our current and future needs and created a Campus Master Plan for the senior campus to guide future development. The process involved extensive community consultation and resulted in a rezoning application in January 2014. In response to feedback from neighbours, City staff, the Urban Design Panel, and the School’s architects, the application was then updated, and following further review with City staff and our immediate neighbours, the revised Campus Master Plan rezoning application was submitted in January 2017.

Key features of the revised rezoning application

Traffic Management:
  • Further commitment to increasing use of school buses, walking and cycling to reduce car volumes.
  • Underground parking area to reduce impact on streets and increase green areas on site.
  • Introduction of on-site bus drop-off and pick-up area off West 29th.
  • Underground parking entrance on Camosun street to reduce number of cars using the West 29th and Camosun intersection and reducing conflicts with West 29th bike lane.
  • Distributing parent pick-up and drop-off areas along a much larger frontage of West 29th and Camosun.
Site Layout:
  • Fields moved to NW corner of site to create a more neighbour-friendly transition for those whose properties directly adjoin the school property.
  • SE academic building set back from West 29th and Camosun, creating an approximately one acre landscaped entry plaza.
  • Commitment to maintain at least 50% of Camosun frontage as green spaces.
  • Tree buffer along Camosun Street property line.
  • Three large new green spaces along Camosun will include walkways, plantings, seating areas and site art.
  • Athletics complex adjacent to BC Hydro substation.
  • Consolidation of boarding into a smaller footprint, that is moved towards the center of the site. Increased height will have minimal impact due to much greater setbacks.
  • Retention of mature site trees and publicly accessible walking trail amongst West 29th trees, to connect to St. George’s Trail in Pacific Spirit Park
